Tours and Visits
How do I tour an apartment and check out the community?
You can easily schedule a tour online through our website. We offer both in-person and virtual tour options so you can experience The Gio in the way that works best for you.
Application and Leasing
How do I apply for an apartment?
Submitting an application is easy and can be done online through our website. Our process is designed to be straightforward and user-friendly. If you need more support, our leasing team can walk you through it.
What documents do I need to apply?
To complete your application, you'll need a government-issued photo ID and proof of income, such as recent pay stubs or an employment letter.
What are the income requirements to qualify for an apartment?
To be eligible, applicants must have a monthly income of at least three times the monthly rent. This helps ensure financial stability and meets leasing criteria.
What lease terms are available?
We offer lease terms ranging from 13 to 16 months, giving you flexibility depending on your needs and timeline.
Can I sublease my apartment?
Subleasing is not permitted at The Gio. All residents must be listed on the lease and go through our application process.
Is renter's insurance required?
Yes, renters' insurance is required for all residents. It provides protection for your personal belongings and liability coverage for your peace of mind.
How do I renew my lease?
Renewing is simple. Just email our property management team prior to your lease expiration date, and we'll walk you through the renewal process and available options.
Do you have affordable housing options?
At this time, The Gio does not have affordable housing units.
Move-In and Move-Out Support
Are there move-in or application fees?
Yes. A non-refundable application fee of $50 per person is due when applying. There is also a $500 holding fee, which is applied toward your total security deposit once approved.
Are there any restrictions on decorating or modifying the apartment?
Your'e welcome to decorate your home, however, we do have some guidelines. Please contact property management for approval before making any changes.
What happens if I need to break my lease?
If your circumstances change and you need to break your lease, please notify our property management team. Youll need to follow the guidelines outlined in your lease agreement, which may include fees or other conditions.
How much notice is required before moving out?
A 60-day written notice is required before vacating your apartment. This helps ensure a smooth transition for both you and our team.
How long does it take to get the security deposit refund?
Security deposit refunds are typically processed within 30 days after move-out, pending a final inspection and any applicable deductions.
Fees and Payments
How much is the security deposit, and when is it due?
The total deposit is $1,000. A $500 holding fee is due with your application and will go toward the full deposit. The remaining $500 is due at move-in. If your credit doesnt meet the requirements, you may be asked to pay a higher depositup to one months rent.
Are utilities included in the rent?
No, utilities are not included and are the responsibility of the resident.
Which Wi-Fi providers can I use?
Xfinity is the recommended provider for high-speed internet at The Gio..
How can I pay my rent?
Rent payments can be made securely through the resident portal online. Our system makes it easy to set up recurring payments, view your payment history, and avoid late fees.
Are there other fees such as monthly amenity fees or technology fees?
No, there are no extra monthly fees for amenities or technology. Everything at The Gio is designed for all of our residents to enjoy!
Parking
Is parking available? Is there an additional fee for parking?
Yes, we have gated parking. Each assigned space is $250/month.
Are there any restrictions on overnight guests?
Yes, we have policies in place regarding overnight guests. Please contact property management for details to ensure compliance with community guidelines.
Are there EV Charging stations?
Currently, The Gio does not have EV charging stations.
Maintenance and Requests
How do I submit maintenance requests?
All maintenance requests can be submitted through our online resident portal. Its quick and easy to log any concerns and track their resolution.
How quickly are maintenance issues addressed?
Emergency maintenance requests are taken seriously by our team. Theyre prioritized and addressed immediately. For non-emergency issues, our team typically resolves them within 48 hours.
Pets
Do you allow pets in the apartments?
Yes, The Gio is a pet-friendly community! We welcome cats and dogs, with a maximum of two allowed per apartment.
Is there a pet deposit or a monthly pet fee?
A one-time, non-refundable pet fee of $250 is due at move-in, and there is a $25 monthly pet rent.
What is the pet policy for specific breeds or sizes?
At The Gio, we do have some breed restrictions. For questions about specific pets, please contact the leasing office.
What onsite amenities do you offer to accommodate pets?
For your convenience, our community has a dog park and pet relief stations throughout the property.

All of our apartments have their own in-unit washer/dryer for your convenience.
Is there bike storage available on the property?
Yes, we do have on-site bike storage. The Gio is in a very bikeable area, with a great bike score of 81.
Do the apartments have high-speed internet access?
We want you to stay connected! High-speed internet is available, and our apartments are WiFi ready.
How does package delivery work?
We have package receiving service and a secured package room.
What floor plans are available at The Gio?
We have 1 and 2 bedroom apartments with a range of different floor plans, including bi-level lofts and two story living room special units. Check out our full list of floor plans to find the right layout for you.
Can I take a virtual tour of the apartments?
Yes, you can look around your next apartment anytime and anywhere with our virtual tours! Choose the layout that perfectly matches your needs and get a feel of the space before your in-person tour.
Are furnished apartments available?
No, we do not offer furnished units at this time.

How do I report a noise complaint?
To report a noise issue, please reach out to property management by phone or email so we can address the situation promptly.

The Gio is a smoke-free community, promoting a clean and healthy environment for all residents.
